Our flagship development, The Hamlet, officially launches at Poundbury
We are incredibly proud to have officially opened The Hamlet at Poundbury, unveiling an exclusive collection of just six individual homes. The thatched and traditionally-crafted homes are set around a central green with a thatched lychgate.
Our flagship development, which had direct Royal involvement in its design, is unlike anything we have previously delivered. The Hamlet also presents the final opportunity to purchase a thatched cottage within the Duchy of Cornwall’s renowned Dorset development.
The milestone was marked with a special ribbon-cutting ceremony attended by members of the Morrish family, who gathered to celebrate the launch and commemorate Steve Morrish, joint managing director, who played a key role in shaping the project before his passing in 2021. The development also holds personal significance for the family, with Steve’s brother, Bill Morrish, acting as site manager.

Individuality has been at the forefront of every design decision, resulting in properties that are all completely distinct in their layout, character and appearance.
“We have also incorporated several personal touches. The owl motif on the lychgate is a tribute to Steve Morrish, affectionately known as the ‘wise owl’ by the family, while the house names reflect places he loved to visit - Studland, Corfe and Lulworth to name a few.
“What’s more, this launch marks the final chance to purchase a thatched cottage at Poundbury, adding to the significance and exclusivity of The Hamlet. Beneath the traditional exteriors lies everything you would expect of a 21st-century Morrish home - thoughtfully designed layouts and refined interiors.”
With direct design input from His Majesty King Charles III, The Hamlet reflects his long-standing architectural principles, celebrating heritage, sustainability and timeless design. Inspired by his childhood visits to Blaise Hamlet - a National Trust site known for its picturesque cottages arranged around a central green - the scheme blends a mix of traditional cottages with Arts and Crafts-style homes, using natural materials such as slate and local Purbeck stone.
No two homes at The Hamlet are the same. Each detached house has been individually designed with its own unique floorplan and architectural identity. While three of the six homes feature thatched roofs, hand-crafted by a master thatcher, the remaining three Arts and Crafts houses boast striking architectural detailing - from large porches with intricate timber supports, to a polygonal feature window - making it one of the most distinctive areas of Poundbury.
Uniquely, there are no roads in the heart of The Hamlet. Instead, each home is positioned around a central green and accessed by footpaths with a traditional thatched lychgate entrance, creating a peaceful and private community. However, each property features practical side-road access for vehicles, with Poundbury’s shops, restaurants, and culture on its doorstep.
Homes at The Hamlet are now available to reserve, with prices starting from £1,050,000. All homes benefit from a garden, a private garage and driveway, and high-specification interiors.
